Thank You

Brenda - A simple thank you falls well-short of properly expressing our sincere appreciation for all you have done for our community. You have given much of your time and talents to building Addie’s Pond as a premier community in Cobb County. While we will certainly miss you as the Chairperson of our Landscape Committee, we are glad to be able to continue to call you our neighbor and friend. It is also comforting to know that you will continue to serve on the Landscape Committee and assist us in keeping our community a great place to live.

At the same time, we are pleased to announce that the HOA Board of Directors has appointed Jim Livingston as the new Chairperson of the Landscape Committee. Thanks Jim for your willingness to serve our community!

End of Summer Cookout

We hope everyone will come to the cookout on August 23rd at 4 PM! Just bring a side item or dessert and the social committee will provide hotdogs, chips, lemonade, and water. Directory Update

Has your personal information changed? A neighborhood directory update form will be placed in your mailbox this week. Please note any changes you would like in your directory entry and return the form to the HOA mailbox at 3004 Addie Pond Way.

 

Pool Furniture

Thanks to Kirsten Martter for assisting the HOA in replacing the umbrellas at the pool! Unfortunately, we have been cycling through umbrellas faster than we can replace them, because they are not being closed when not in use. The wind is extremely volatile in the common area, especially when afternoon thunderstorms pass through. If the umbrellas remain open, the gusts of wind will inevitably break the umbrellas.

Please help us preserve our current umbrellas by closing not only your own umbrella, but any other unused umbrella that is open. This will free up funds to buy other pool furniture that is in need of replacement.

A plan has been approved by the HOA board to replace all of the existing pool furniture over a three year period. Kirsten Martter has researched some lines of pool furniture that will meet our needs. Once a particular line is agreed upon, all replacement furniture will be purchased from that line.

Because the pool season is almost over, the remaining pool furniture funds that were budgeted for this year will be rolled over to next year.

 

Fall Neighborhood Yard Sale

The neighborhood garage sale will take place on Saturday, October 4th. Get started now cleaning out your basement and closets! The social committee will place signs throughout the area, and will also display our new yard sale banner over the Addie's Pond sign at the 4-way stop. The sale is sure to get lots of attention!

 

Chesterfield HOA Start-up

Chesterfield, the neighborhood across Villa Rica Rd., is nearing the threshold of sold houses that will allow the builders to relinquish control of the Chesterfield HOA to their homeowners. Al Wilson and Tommy Torbert met with the homeowners from Chesterfield and answered questions about how to organize the HOA while detailing the many lessons they learned organizing our HOA. The HOA board will continue to support the residents in Chesterfield as needed in hopes that the property values in the area are maximized.

 

How Much Did We Each Pay

Most of us have compared our HOA dues to those of our friends who live in similar neighborhoods and may be wondering, why do we pay so much at Addie's Pond? To give us an idea of where all of the money goes, below is a breakdown of how much, per residence, we paid for each area of the HOA budget in 2007:

  • $ 398.52 per residence -- Landscape (22 acres)
  • $ 116.31 per residence -- Recreation (Pool and Tennis Court)
  • $ 99.28 per residence -- Mandatory (Electricity, Water, and Insurance)
  • $ 81.29 per residence -- HOA Board (Includes Legal Fees)
  • $ 77.62 per residence -- Roll Over (Savings for Unforeseen Expenses)
  • $ 26.79 per residence -- Social Committee (Includes Catered Event)
  • $ 0.33 per residence -- ACC

Please see the 2007 Budget Review that was distributed at last year's annual meeting for more detailed information. Some things to note:

  • Our largest expense was maintaining the 22 acres of common property for which we, as a neighborhood, are responsible.
  • Most of the "mandatory expenses" were related to the functioning of the pool. As a result, the total 2007 cost, per residence, of the pool was about $200.
  • The total 2007 cost, per resident, of the tennis courts was less than $10 per residence.
  • In 2007, half of the HOA Board expenses were legal fees related to covenants violations, resulting in a cost of approximately $40 per residence.
  • These numbers are only representative of 2007 and will vary in the future.
